Compliance & Legal Obligations

You must provide tenants with: a valid EPC (E rating or above), current Gas Safety Certificate (renewed annually), Electrical Installation Condition Report (every 5 years), and, in some regions, a Selective Licence. Smoke alarms must be fitted on every floor and carbon‑monoxide alarms in rooms with solid‑fuel appliances.
Deposits are lodged with the Tenancy Deposit Scheme (TDS) within 30 days, and prescribed information is served on all parties. We hold deposits as stakeholder, ensuring impartial dispute resolution at the end of the tenancy.
Yes – for just £25 per month (optional) our Rent & Legal warranty covers missed payments up to £2,500 per month, legal costs for eviction proceedings and 50 % of rent for three months post‑eviction while we re‑let.

Yes. We’ll manage the hand‑over, transfer deposits, and notify tenants – ensuring continuity with zero disruption. Check any notice periods in your current agreement; we’ll advise and even serve notice on your behalf.
Rent is transferred by BACS within 14 working days of receipt, accompanied by a detailed statement. You can also log in to our online landlord portal 24/7 to view payments and invoices.
